How it's calculated

  1. General duty uses the SRO non-PPR rate table (below).
  2. If you tick PPR (or first home buyer) and the value is over $130,000 and up to $550,000, the PPR rates apply instead.
  3. First home buyer: nil duty up to $600,000. From $600,001 to $750,000, duty = duty otherwise payable × (value − $600,000) ÷ $150,000.

$440,001 – $550,000$18,370 + 6% over $440,000

Worked example

A first home buyer pays $650,000. General duty is $2,870 + 6% × $520,000 = $34,070. The concession factor is ($650,000 − $600,000) ÷ $150,000 = one third, so the duty is about $11,357, a saving of about $22,713.

FAQ

How much is stamp duty in Victoria?

It depends on the dutiable value (the price or market value, whichever is higher). For example, general duty on a $650,000 property is $34,070 (SRO Victoria rates).

Do first home buyers pay stamp duty in Victoria?

Eligible first home buyers pay no duty up to a dutiable value of $600,000 and a reduced amount from $600,001 to $750,000. Above $750,000 full duty applies.

How is the $600,000 to $750,000 concession worked out?

Duty is phased in on a straight line: the duty otherwise payable multiplied by (dutiable value − $600,000) ÷ $150,000. At $675,000 you pay half the normal duty.

What is the principal place of residence (PPR) concession?

If you'll live in the home and the dutiable value is over $130,000 and up to $550,000, lower PPR rates apply. Above $550,000 the general rates apply.

Does this include foreign purchaser duty or the land transfer registration fee?

No. Foreign purchaser additional duty, off-the-plan concessions, pensioner concessions and Land Use Victoria registration fees aren't included. Check the SRO calculator before you sign.
